PAYMENTS FOR ARRIVALS WITHIN 30 DAYS: If your arrival is within 30 days, payment must be by money order or cashier’s check. Personal checks will not be accepted within 30 days of arrival date. If the contract and deposit are not received by the due date, the property may be released for general sale. A $50 bank charge will be applied for all returned checks. CANCELLATIONS by phone must be confirmed in writing and received by AGENT within seven (7) days of notification. In the event the tenant must cancel the lease; regardless of reason, including bad weather, illness, death or economic factors, deposit moneys cannot be returned unless the property is re-rented at no loss to the owner. A $50.00 cancellation fee will be applied to any cancelled reservation. The administrative fee is non-refundable. OFFICE LOCATION: Dockside Realty, 4634 Courthouse Road, Mineral, VA 23117 OFFICE HOURS: 9:00 AM – 5:30 PM, Monday through Sunday. KEY PICK UP AND DROP OFF: Keys and directions to your rental are to be picked up at our office no earlier then 4:00 p.m. on your scheduled arrival day. Keys will not be given to anyone under 24 years of age. Valid ID will be required. Please plan your key pickup accordingly. AFTER HOURS ARRIVALS: Please contact the office before closing of the day. DIRECTIONS TO DOCKSIDE REALTY AT LAKE ANNA: To reach our office from Interstate 95 take exit 118, Route 606, Thornburg. If coming south from Washington, DC, go right onto Route 606. If coming north from Richmond, go left onto Route 606. You will pass McDonalds, Burger King, etc. and come to a stoplight. Go through this light approximately three miles and you will reach a new stop light at a four-way intersection. Go straight through the intersection and you will now be on Route 208 West (Courthouse Rd.). Go through the stoplight that crosses Route 648 (Block House Rd.) and after about mile and a half you will need to make a left to stay on route 208 West. This road will take you straight to Lake Anna. After about 10 miles look for High Point Marina on your right (immediately after Anna Point Marina). If you are coming from another direction please contact us at (800) 242-5253. OCCUPANCY: Any party exceeding maximum occupancy inside or outside, day or night will be subject to immediate eviction without refund. Children under the age of twelve should not be left in the unit without an adult. Mobile units such as campers and tents cannot be used on the property. CLEANING: Tenants are responsible for cleaning. We ask our guests to leave their unit the same general condition as it was found. Our housekeeping staff will inspect each property after it is vacated. We do not expect our guests to undertake any heavy cleaning tasks, but we do expect the following to be completed:
If home is left in an unusually unkempt state, extra cleaning charges may be deducted from deposit. SEPTIC SYSTEMS: All of our properties are serviced by a septic system so remember not to allow anything down the toilet except toilet paper. CAUSE FOR EVICTION AND IMMEDIATE FORFEITURE OF RENT: Includes but is not limited to the following; subletting or assignment of this lease, activity constituting a nuisance of which is offensive or disruptive, bring pets onto the premises without written permission, numbers in excess of occupancy, destruction of property, illegal use of property. REFUNDS: No refunds will be made due to unfavorable weather, maintenance problems, and inoperable appliances or faulty equipment, disruption of utility services or early departure due to an emergency. RENTABILITY: If after occupancy, the unit is damaged through no fault of the tenant and is unfit for occupancy, the lease shall terminate and the tenant shall surrender possession. The rent will be prorated as of termination. In the event this unit is not rentable or if the unit is removed from the rental market, Dockside Realty reserves the right to assign a unit of equal or higher quality, if possible, or refund the prorated rent to the renter. Tenant hereby agrees to hold and save harmless Dockside Realty (agent) and property owner from damages or injuries to person or property by reason of any cause whatsoever either in or about the premises or elsewhere. PROVIDED EQUIPMENT: All properties are equipped with refrigerators, stoves, and are furnished with dishes, glasses, eating and cooking utensils, coffee pot, toaster, can opener, television, bedspreads and pillows. Each property is privately owned and furnished to reflect the tastes of the owner. Dockside Realty cannot be responsible for statistical or typographical errors or changes of equipment or furnishings made by owner. AMENITIES: Sheets and towels are provided in some of the rentals. Check your confirmation to see if these are provided. Tenants shall furnish detergents, paper products, trash bags, toiletries, and food items. If property amenities are listed on the contract, no warranties are made as to accuracy. If any appliance, heating or cooling unit, jetted tub, hot tub, television, DVD or VCR does not work, Dockside Realty, Inc. will attempt to have it repaired/replaced as soon as possible. The tenant shall not be entitled to any refund for an inoperative appliance or amenity. Dockside Realty, Inc. does not guarantee any recreational equipment provided by the owner. PETS: Dogs are allowed only if marked on front of contact, a refundable pet fee must be paid for each pet. Only dogs (no more than two) are allowed. Cats and other animals are prohibited. Pets are not allowed in any other units. If pets are found on premises without written permission, renter will be subject to immediate eviction without refund. Please clean up yard after pets and do not allow them on furniture or beds. VISITATION: Persons authorized by Dockside Realty shall have the right to access the premises during rental to make repairs or inspections. FIRES: Outside fires are only permitted in fire rings (if available). Do not remove ashes from fireplaces and make sure fires are out prior to leaving the unit. Make sure the damper is open before starting fires. Please be cautious, fires can become too hot which can create flue fires or cause fireplace glass doors to explode. TELEPHONE: All units have phones. All long distance calls are to be made by calling card or collect. The property phone number is listed on the front of the contract. NOISE: Please be considerate of neighbors. Do not litter and exercise caution around docks and boats. People enjoy Lake Anna for its serenity; excessive noise will not be tolerated. Voices do carry from decks and hot tub. BOAT LAUNCH: See your check-in package for additional information. TRASH REMOVAL: Trash removal is the responsibility of the occupant. The county has provided “Recycling and Refuse” centers nearby; the occupant is to take all trash to a nearby center. Map to center will be provided at check-in. GRILLS: Do not place grills inside the unit or move them from their present location. Turkey fryers and the like are not permitted. Don’t use charcoal on a gas grill. CONSTRUCTION NOISE: Lake Anna is a growing resort community and new construction is evident throughout the area. If you rent a home near new construction, please be tolerant of the possible additional noise and other concerns. Please realize that this situation is a matter beyond our control. We will make every effort to contact the contractor concerning the situation, but no refunds or moves will be made. This also applies to yard maintenance service contractors. FAMILY GROUPS ONLY: The occupancy of all rental units is limited to family groups only. No sororities, fraternities or non-chaperoned groups allowed. You must be 24 years of age or older to make a reservation. Photo ID is required at check-in. Should a group misrepresent themselves, they will be evicted immediately without refund. MESSAGES/MAIL: Messages and mail may be received through and picked up at our office. WE DO NOT DELIVER MESSAGES, except in cases of extreme emergency (serous illness, accident or death). Be sure to leave the name of our firm and number, phone number and address of your rental property with someone who might need to reach you. You will receive the phone number of your rental property in your confirmation package. If you have any questions please feel free to contact the rental department.
